A delightful conversion of a period barn creating light and spacious accommodation
Situation The Granary enjoys a superb setting in a pretty private lane on the edge of the village of Clanfield, adjacent to the parish church. Clanfield is surrounded by attractive rural Oxfordshire countryside, close to the borders of Gloucestershire and Wiltshire. The village comprises many Cotswold stone houses and cottages, two public houses, a thriving tea shop with post office as well as a pre-school nursery and primary school.
The nearby towns of Bampton (of Downton Abbey fame), Burford and Witney offer further facilities, whilst Oxford is the main shopping and cultural centre for the area. Clanfield is well positioned for a selection of both state and independent schools, including primary schools in Clanfield, Bampton and Alvescot. Other excellent schools in the area include St. Hughes, Cothill House Preparatory and Abingdon Preparatory School. For the commuter; road links via the A420 and A40 give access to the A34 at Oxford and Abingdon connecting to the M40 (junction 8) and the M4 (junction13) respectively. There are regular trains from Didcot to London Paddington with a journey time of approximately 45 minutes.
Converted in 2006, The Granary is a charming village property which sits in approximately 1.3 acres of land in a very pleasant situation off a private lane. The accommodation is beautifully finished with light flooding in through the many windows. The property has excellent attention to detail and the layout is conducive to modern family living. From the entrance hall there is a well-proportioned drawing room which has glazed oak framed doors to either side and a large stone fireplace with a fitted Clear View wood burning stove.
Adjacent to this is a bedroom, which would also suit as a games or dining room. The kitchen/breakfast room is a superbly light room with an extensive run of oak framed glass doors with a south-facing aspect. It is fitted with an electric Aga, electric oven, Miele wine cooler, dish washer and island unit. Throughout the ground floor there is under-floor heating, with wood or tiled floors. The large second bedroom with en-suite shower room is conveniently located on the ground floor, with its own external access. Again, this is a light and well-proportioned room with south-facing aspect, there is also a useful attic space over. It would suit an elderly relative or a teenager as it is away from the main living area. An office/study is also located on the ground floor and offers views over the enclosed back garden as well as the paddock.
On the first floor, the master bedroom has fitted wardrobes, fitted shutters, a walk-in wardrobe and en-suite shower room with quality fittings from Fired Earth. On this floor there is a further bedroom and a family bathroom. The Granary is approached through an automated gate opening on to a very large gravelled drive with an island bed with a specimen flowering cherry tree.
There are four other beautifully stocked flower beds at the entrance to the property. A row of Italian Cypress trees underplanted with lavender can be found nearer the house. There is a detached triple bay car port/garage to the side. To the south side is the kitchen garden with raised vegetable beds protected by yew and hornbeam hedging.
The majority of the gardens and grounds are to the rear of the property where there is a further terrace and lawns and a beautiful Redwood Stone entrance to the enclosed very well stocked garden. There is a large paddock to the north of the property and a small area of wood with mature trees and brook with an established chicken run .
Mains water, electricity and drainage are connected. Oil fired central heating.
